Average ownership tenure by suburb, and the share of homes held long enough that their owners are approaching a move.

Across Auckland suburbs, the average owner occupied home has been held 13.5 years, and 58% have been held seven years or more. The spread is wide: Māngere East averages 18.2 years and Stonefields averages 8.8 years.

These figures come from public property and title records, cleaned and matched against postal address data. They count owner occupied homes only, so rentals and absentee owned properties are excluded and the totals are lower than a raw property count for the same suburb.

Why does ownership tenure matter?

The probability that a homeowner moves rises with the time they have already spent in the house. That makes tenure the most useful filter in prospecting, and it is the one signal no advertising platform will sell you. You can buy an audience by suburb, by age and by interest, but not by the fifteen years someone has lived on a street.

It is a probability, not a prediction. A suburb where two thirds of homes have been held seven years holds many more potential sellers than one where a third have, but no figure in this table identifies a household that is about to list. Anyone claiming otherwise is selling something.

Treat any tool that claims to name the households about to list with real scepticism. What tenure honestly supports is better odds across a few hundred letters, not a shortlist.

What counts as an owner occupied home in these figures?

A residential property whose recorded owner is an individual at that address, rather than a company, a trust operating at another address, or a property whose owner receives mail elsewhere. Rentals and absentee owned homes are not counted, which is why these totals are lower than a raw property count for the same suburb.
